- Property showing requests and inquiries from buyers will be referred to you with their contact information.
- You represent yourself and negotiate the contract yourself with a buyer or an agent.
- Buyers’ Agents show your property to their buyer clients.
Agents will usually call you the day before from your phone number printed on your listing and give you a time frame of their visit (normally a window of 2 hours). Access to your property by agents is through a combination lockbox or you may let them in. For showings by Appt Only, schedule a specific time with agents.
A selling commission is to be paid to a Buyer's Agent, at closing, if an agent brought you a buyer and sold your property.
(You determine the commission to offer a buyer’s agent. Most sellers are offering 3% of the contract sales price.) - You show your property to buyers not represented by agents and if you sell “By Owner," you pay absolutely NO COMMISSION.

- Listing changes (i.e. price, selling commission, descriptive remarks, photos) at anytime, upon request, free of charge.
- Listing extended automatically past the initial term for subsequent consecutive three-month periods, free of charge, until the property is sold.
- Cancellation of listing – Georgia MLS charges $25 to "withdraw" your listing prior to its current listing period; no charge to "expire" your listing at the end of its current listing period. Athens MLS does not charge a fee to withdraw.
